About chimney flashing repair in Dallas

Flashing is the system at the roof-to-chimney junction. Step flashing and counter flashing work with the roof covering to direct water away. A sealant patch on the visible edge may not address a defect underneath.

Water on a ceiling near the chimney does not prove that flashing is the source. The crown, masonry, cover and nearby roof can produce similar symptoms indoors. Describe when the leak appears and whether the roof has recently been repaired or replaced so the inspection starts with useful context.

A repair proposal should explain which parts are affected, how they connect to the roof covering and whether a roofing specialist needs to be involved. The scope may differ for a small localized defect and a junction that needs to be rebuilt. Access, roof condition and concealed damage are all relevant to the final price.

What's included

  • Inspect accessible roof-to-chimney flashing details
  • Compare the leak location with other potential entry points
  • Document the proposed step and counter flashing work
  • Identify roofing or concealed repairs outside the scope
  • Explain access, materials and finished photos

Signs you need it

  • Water stains appear close to the chimney roof junction
  • Flashing is loose, lifted or visibly separated
  • A leak begins after roof work
  • Repeated sealant patches have not resolved water entry

Chimney Flashing Repair questions

Still unsure? Call (214) 000-0000 and ask a real person.

Should a roofer or chimney professional repair flashing?

It depends on the roof system and extent of work. Ask who will handle the roof covering, masonry connection and any warranty coordination before approving the repair.

Will adding more caulk fix the flashing?

A surface seal may not correct the underlying overlap or damaged metal. The repair needs to address the actual entry path rather than conceal it.

Can flashing fail after a new roof is installed?

A leak after roof work needs evaluation of the junction and nearby components. Keep the roofing paperwork and describe when the symptom first appeared; do not assume the cause without inspection.

Is chimney waterproofing an alternative?

No. A masonry water repellent does not rebuild the metal roof junction. These are different parts of a chimney leak assessment.

What should a flashing estimate specify?

It should identify the defect, repair area, materials, roof coordination and any separate work for damaged decking or masonry.
